SERVPRO Responds Rapidly for Water Damaging Events to Commercial Properties
Each water loss event in a large building has its unique problems that must be solved. Monroe is well known for suffering water damage from flooding, but the problem could also start from above.
When the roof leaked in this Monroe area church during a storm, large amounts of water entered, and gravity took over. As the rainwater sought its lowest level, it traveled down several stories within various wall cavities. Our SERVPRO ASD applied structural drying team arrived the same day of the water intrusion incident within hours of the discovery. A thorough, but rapid inspection and assessment, allowed us to uncover hidden pockets of water and moisture within the cavities of this high-wall stairwell. Our crew used FLIR infrared thermal imaging cameras to outline the damp areas along with penetrating and non-penetrating moisture sensors. We can use blue painters' tape as a guide for the treatment area. A swift setup and activation can considerably mitigate the water damage resulting in salvaging the building materials and eliminating even a partially, controlled demolition.
Shown in the photo with the insert is an innovative approach to rapidly removing the unwanted moisture and water. The large green device is an LGR low grain refrigerant dehumidifier. The green hoses, housed within a clear poly flat-lay, are forcing dry exhaust air from the device into the cavities while some of the hoses are redirecting the water vapor out. The grey garbage bucket is collecting the extracted water and moisture. We removed the baseboards and drilled holes to allow moist air to exit while the low profile air mover increased the evaporation rate to dry this essential wooden sill plate that anchors the wall studs. We monitored the Relative Humidity, and finally, the Specific Humidity along with achieving our drying goals for the moisture content of the water damaged materials compared to the baseline measurements. Our creativity quickly dried the building elements, prevented a costly demolition and rebuild while preventing the potential for mold growth.
